In short
Before you settle into a Dubai villa, apartment or commercial unit, ask when the water tanks were last cleaned, whether the property has a septic tank or sump pit, and when each was last serviced. If there are no dated records, assume they are due. Starting with clean systems and your own records avoids surprises later.

Ask for the records first
The simplest check costs nothing. Ask the landlord, agent, seller or building management for the dates of the last water tank cleaning and, where relevant, the last septic tank pump out, sump pit service or grease trap cleaning. Good properties have dated reports ready. If the answer is vague, treat every system as due.
Water tanks
Find out how many tanks serve the property and where they are. In a villa that is usually one roof tank, in a building a ground tank and several roof tanks. Run the cold tap into a clear glass and let it settle, looking for particles or cloudiness, and notice any earthy taste or smell. Even if the water seems fine, a tank with no cleaning record in the last six months should be cleaned and disinfected before you rely on it.
Our water tank cleaning visit gives you a dated record with photos, which is a useful baseline at the start of any tenancy.
Septic tanks and holding tanks
If the property is not connected to the mains sewer, it will have a septic or holding tank, usually under a large cover in the garden or driveway. Ask when it was last emptied. Look for damp ground or odors near the cover. A tank that was not emptied before the previous occupants left may be close to full on the day you arrive.
A full septic tank clean at move in resets the clock and tells you exactly how much capacity you have.
Basements and sump pits
Villas with basements and many buildings have sump pits with pumps. Ask whether the pump has been tested recently and where the high level alarm sounds. A pit full of sludge is easy to miss until the first heavy rain. For commercial units, check whether the pit serves your unit alone or the whole building, and who is responsible for its maintenance.
Commercial kitchens
Taking over a restaurant or café means taking over its grease interceptor. Ask for the last service record, open the trap if you can, and plan a full clean before your first day of trading, so you start with a working trap and your own compliance records from day one.

Questions About This Topic
Who is responsible for water tank cleaning in a rented villa?
Responsibility depends on the tenancy contract, and many contracts assign routine maintenance and major systems differently. Check the contract and agree it in writing before moving in. Whoever arranges it, ask for a dated cleaning record so both sides have the same evidence.
Should I clean the tanks even if the water looks clear?
Yes, if there is no recent cleaning record. Clear water can still come from a tank with biofilm and a sediment layer on the floor, and taste or odor problems often appear only in hot weather. A clean at move in gives you a known starting point.
